have thoroughly reviewed the property at Emerald Creek
Resort. These properties in the Smoky Mountains of Tennessee
will likely make great investments for that vacation home
and/or rental property. We gave it good marks for
tourism, convenience, property taxes, rental income and a
ROI. The developer is leaving money on the table for the
first round of buyers. This seems to be a great opportunity

Summary:
The Smoky Mountains' of east Tennessee contain three primary areas:
Gatlinburg, Pigeon Forge, and Sevierville. With an estimated
13,000,000 tourists annually it is the most visited national park in
the country. Emerald Creek Resort is 2/10 of a mile from the
Parkway. The Resort is far enough
away from the tourist traffic it can be avoided by those who just
need rest but
yet convenient enough to reach a destination in only a few
minutes. On weekends and Holidays the Parkway is bumper to bumper.
The peak season runs from March through July; with the Thanksgiving
and Christmas Holidays packed too. Tourism, Residency and Retiree
growth are expected to rise over the next few years. The resort is
likely to appreciate significantly based on the national average
appreciation expectations. We also expect the average owner will
earn 20% above the rental income and expenses. The property taxes in
Sevier County are very low compared to other Resort areas in the
U.S.
We expect occupancy averages
to be very high due to the fact there aren't
resorts in Pigeon Forge or Sevierville with this many high marks. |
