The central idea behind the latest condominium development
on Smith Lake is very simple according to Emerald Point
Condominium developer Melinda Edwards, “Quality. First and
foremost, quality."
Christened “Emerald Point on Smith Lake,” 54
units are planned for the first-phase, six-story building .
Developers say up to three more phases may follow with from
150 – 200 units for the completed development. Site for the
development will be on County Road 189 on Ryans Creek, on
property held by the Campbell family for over 70 years.
“This will be an upscale project,” Edwards said, “with an
eye toward excellence in every facet – concept, design and
construction. The team we’ve brought together mirrors that
guiding principle.”
Brasfield and Gorrie of Birmingham will be general
contractor for the proposed gated development. Known for
large condominium projects on the Gulf of Mexico and around
the U.S., Emerald Point Condominium marks their first entry
into the burgeoning Smith Lake construction arena. Dale
Bright of Cullman’s St. John and Associates will be handling
civil engineering duties.
Architect Lewis Mckinney of the Mountain Brook firm Horizon
Design LLC envisioned a design which would blend with and
enhance the lake’s natural beauty. Rustic exterior touches
include Shakertown Cedar Shake siding and Eldorado stone.
Colorful canopies will further liven the façade.
“Proposed unit interiors are designed for comfortable
luxury,” Edwards said. “All units have at least one
fireplace, granite countertops in kitchen and bath, spacious
terraces with sunrise view, crown molding, stainless-steel
appliances – just to name a very few features. And all of
this is standard with every unit. We made the decision that
instead of offering upgrades, Emerald Point would be the
upgrade.”
Edwards said every unit would come with one dry-storage
space for boats in the proposed on-site facility. Owners
will also have access to proposed boat docks, fishing docks,
valet boat launching, swimming pool and pavilion. The
developers will also have an on-site rental office.
Units will be around 1,500 square feet, according to
Edwards, in three different designs. The Ryan and Laurel
units will have three bedrooms and three bathrooms. These
units are named respectively for the branch of Smith Lake
where the development will be located, and the flowering
bushes which grow in the rocky bluffs there.
The final unit is named the Kullman. “This is our most
unique and sought-after unit,” Edwards said. “We wanted to
honor our home, which has been such a great place to grow up
and live.” The Kullman is a two bedroom, two bath unit which
sports a smaller bunkroom and wood-burning fireplace on the
terrace.
Interest in the project has been high, Edwards said. “We did
an initial promotion at the recent Birmingham Boat Show. The
response was absolutely unexpected. We were a little
overwhelmed by the interest, not only locally but from other
parts of the country as well.”
Edward’s brother, Dewayne Campbell, pointed out the economic
boon the proposed project will bring beyond initial
construction. “We have a very good profile of our typical
buyer. Upon completion of our final phase we will have
concentrated a community of individuals with combined buying
power in the billions of dollars. They are already
requesting nicer restaurants for the area, as well as other
service-related opportunities – not to mention the various
taxes that will be generated. This project will have far
reaching benefits for Cullman County and surrounding areas.”
